We are committed to helping you find the perfect home. Here is how the Love It or Leave It Program works. During the first 12 months after your closing, if you are dissatisfied with your new home purchase for any reason at all, you simply let us know and you get our incredible home selling system at no charge. We will list your home until it sells for up to 12 months after the initial listing date with us. During this period, any commission paid on the sale of the home will be paid directly to the agent that brings the buyer for your home. A $695 Administrative Processing fee still applies. You must also purchase another home with a member of our team and close on the new home at the same time as the sale of your current home.
2. Home Warranty
We understand the importance of having the protection of a Home Warranty when you buy a home. When you purchase a home through us, if we are unable to get the seller to provide you with a Home Warranty, then we pick up the cost of providing you one.
3. 5-Star Policy
When buying your new home, you deserve the utmost care and diligence from our team. If, at the end of your purchase process, you feel our service hasn't met a 5-Star standard, we will cover the $495 internal administrative processing fee for you

Distressed Seller Program: Get access to motivated sellers who are looking to sell their homes because they are bank foreclosures, in pre foreclosure, corporate owned homes, Probate and Estate sales, an absentee owner, have had their home on the market for 6 months or are currently carrying two homes. Customized Loan Programs: We have access to Down Payment assistance programs through our proprietary database and our mortgage affiliate(s) have the experience to get you a loan program that meets your financial needs best based upon the house you want to buy. They are skilled in creative financing to limit the amount of money you need to come to closing, getting you the best rates and even getting you into your home without having to make a payment for the first 60 days that you live there.
