PROS and CONS of Living in Navarre Florida
So, you're moving here to the Destin Fort Walton Beach area and you're considering moving to Navarre. And you're wondering what are the PROS and what are the CONS of living in this area? Well, in this video we're going to go over the top five pros and top five cons for living in the Navarre area. And you want to go ahead and stick around to the end because the number five Pro, well, it might make or break your decision.
Alright, so let's get into it. Let's just get the CONS out of the way first.
1. Traffic
Navarre traffic. So, if you are going in and out of the Navarre area from about 3:00 to 7:00 p.m., forget about it. Alright? forget about it. I guess it's my New York coming out a little bit there. The base lets out from Hurlburt Field and it backs it up. Now, years ago they didn't have this overpass that they have now, but it does help a little bit but it still gets backed up and it could get backed up all the way into Navarre. So just plan accordingly if you are going to be living out there and of course, you also have holiday traffic. So from Springtime, all the way until the fall, we have tons of tourists, which is the price that you pay for living in Paradise, right? So you will have some backed-up traffic during that time. But again, you get used to it and just plan accordingly as you move about.
2. Not Much To Do
There's not a whole lot to do in Navarre itself. Alright, you'll still have a really nice home with a big lot, a little bit more upgraded. And of course, you got the beach right across the bridge, but there's really not much else to do in Navarre. However, the area is starting to grow, we were getting some more watering holes out here like St. Michael's Brewery that just went up there. And I hope I get a free beer for mentioning that. It's actually driving traffic in from other different areas for them to go out and hang out. So it's really, really cool place. But there's other places, there's other shops and things like that that are popping up in that area. So it is growing.
3. Aircraft Noise
Your next to the Eglin Air Force Base range is actually just north. So, you are going to hear some of the gunships practicing around here. You'll hear a little bit of like the "boom boom" in the background. You'll hear the night Ops going over that area. It's really not that bad and you're going to get it no matter where you live out here. You're still going to get some of that aircraft noise. It's not terrible. But you're definitely going to notice it initially, for sure.
4. Suburbia
It's Suburbia out here. It's mostly residential areas or so real downtown area. Now, there's a couple of grocery stores. You got a Walmart, there's a few restaurants and stores, but that's really it for right now. But it is growing and you're really close to the places that you really want to go.
5. Houses are Too New
What I mean by that is, if you're into an older-looking home with tons of age-related problems, well, this isn't the area for you. There are tons of new construction in the Navarre area with a large majority of homes have been built in the last 15 years. So if you're looking for more updated bigger lots, Navarre is probably your best bet.
Okay, let's go into the PROS.
1. Navarre Beach
Oh, yes. It is been called the most relaxing beach in all of Florida. It's actually home to the filming of Jaws 2 and its home to the largest fishing pier in the State of Florida. So that's already cool in itself. Now, Navarre Beach is wonderfully relaxing. Theirs plenty of places to go to enjoy it. If you're looking to spice it up a little bit down there, they do have a beach bar called Juanas where you can get some delicious libations, get a little bit of sand, and just have a really good time.
2. Location
You're only 45 minutes from downtown Pensacola. You're 45 minutes from Destin. Only about 15, 20 minutes from the gate at Hurlburt Field. And you're about 30 to 40 minutes from the gate at Eglin Air Force base. So, it's really positioned perfectly for you and where you want to go.
3. Housing Affordability
That's right. So, this is kind of the lesser and not the most affordable but pretty darn close to the most affordable place to live in the Destin Fort Walton Beach area that's well, close to the beach. If you're looking for a single-family home with a bigger lot. These are houses that you'll want to get into. So, the median price back in 2020, which is mostly a seller's market, was pretty high. It was around $291,500, now that's median across there, so averages. You're looking for your high of about $3.3 million. That was a gorgeous house, sitting on the gulf and was like, six bedrooms, it was absolutely gorgeous. Definitely check it out if you jump on any of those Real Estate websites. But we also had a low on this past year of $80,000, which was pretty much a shock. So, if you're looking to get into something affordable, Navarre is a great way to go.
4. Schools
We've been told that the school spirit is phenomenal. They have great sports programs and the teachers are really attentive and they want the best for all their students throughout there. And because of that, the schools in Navarre have been rated an "A-" so pretty good.
5. SharkBite Breakfast Burrito
Last but not least and as promised, number five Pro is SharkBite breakfast burritos. Yes, if you haven't tried it, OMG. They are amazing. I'm getting hungry just thinking about it. Is it really just a small food truck? I think that's just kind of a shock now. It's just next to do We Destin's right there in Navarre. It's totally worth the drive to go out there in the morning to get their breakfast burritos. Now, they've named these burritos from the gunship squadrons that are over Hurlburt Field. So, there's one called a Ghost Rider, which I get all the time. And if you are going out there, make sure to call ahead because you can be sitting out there for some time as they're putting your delicious burrito together and they typically run out of food pretty early. So, definitely get your order in.
