Miramar Beach - Is Miramar Beach Nice?

Inquiring minds want to know, is Miramar Beach nice? I'm sure a lot of you out there have already been to Miramar Beach or even live there, and there's still a lot of people out there that don't have a clue, have never been to Miramar Beach, probably haven't even heard of it. So, in this video, I'm going to just talk about the homie Miramar Beach area, what's there to do and whether if it's nice or not. So, if you want to know more about Miramar Beach, stay tuned, I got you.

Alright. Is Miramar Beach nice? Well, as someone that visits Miramar Beach frequently, have been sold property out there. I can honestly say that, yes, Miramar Beach is pretty nice. It's just east of Destin, and it's not as far as 30A. So, you're kind of right in between. The beach is just as nice. I know a lot of people ask about the beach at Miramar Beach, but a lot of beaches in there. But it's pretty much one and the same. What you see in Destin, what you see in Santa Rosa Beach, 30A, the beach is just going to be beautiful regardless. You're going to stick your feet in the beautiful white sands and be able to enjoy the view of the beautiful blue green water. It's just pretty all along the coast. There's easy access to the beach too, just regardless of where you're at, you're going to be able to get there pretty quickly. Whether you live or if you're renting property that's right on the beach or boom, you're right there. Or, you can live just walking distance and you may even have needed access to the beach, so that it wouldn't be a concern if your accessing in there anyway. There are a lot of properties that are away from the beach too. If you're not really concerned with how far you are to the beach, maybe you don't want to go there to frequently as often as other people would. You can still get property a little bit away, away from that beach crowd if you desire. A lot of people ask about gated communities. There's a lot of gated communities out in Miramar Beach as well.

As far as shopping and dining, you have many, many options. Especially with shopping, I was just out there today myself at the Silver Sands Premium Outlets. Great place to go. There are actually a lot of people out there today. I guess, trying to spend their Christmas gift cards. I'm guilty of that as well, that's why I was there. But as far as like, your name brands, you have it all out there. You have the Coach and Dooney & Bourke, Nike, Adidas, there's Eddie Bauer. There's sunglasses if you are into all your shades. Just a lot of places, lots of little treats too. There are chocolate factory. There's something out there for everyone. So, if you're out there looking for shoes or glasses or clothes or sweets, you're going to be well satisfied after going out there. So, outside of the Silver Sands Outlets, there's other places to shop as well. As far as retail, furnishings, there's a lot of area that's sell very nice furnishings because it's not a little bit of a higher class area. So, if you go into a lot of these condos well decorated, a lot of that may have been purchased out there in Miramar Beach, lots of options out there. As far as dining, lots to choose from there as well. I know if I'm ever out there and have appetite, I am not going to have any problem finding something I like. Whether it's a Italian, Mexican, there's sushi places, lots of good breakfast places as well, that they're all pretty, pretty close. So, you don't have to drive on businesses to get somewhere to put some food in your belly if you're hungry. So again, lots of great shopping and dining options in Miramar Beach. So that's a huge place for people that like to be out and about.

As far as people that are looking to visit or maybe purchase a second home in Miramar. It's a great, great spot. There are a lot of people that want to invest So, you know, they will buy property here, but you might not use it full time and just want to rent it out. Of course, make some money while they're not using it. So, Miramar Beach has a lot options for that as well, whether they're condos, townhomes, or even single family homes in certain areas to what you may be able to rent it out when you're not using it and again make that passive income. But there's a lot of people that would come to the area thinking that Miramar Beach may be just as crowded as maybe Destin or Panama City Beach, but it's still not really not really that bad. Traffic wise, maybe yes. But you have the main road that's the Highway 98. Of course, it's going to have different names in certain areas. But to me, it's all Highway 98. That just kind of just runs all along because that road can be very congested regardless. You know, the time of the year is where it's worse, it's a peak season where it's really worse. But everyone's going to be on the same roads regardless to get to where they need to be. There are some back roads where you can go on a shortcut. However, that's not always going to be the case. So, you're going to have to deal with that nasty traffic during peak season anyway. And we're just really going to feel like you're really congested. But overall, Miramar Beach is it's not as crowded as you might think of the Panama City Beach is one. It's more of a party town, Miramar beach doesn't really have that type of feel to it. But if you have other experiences that give you other opinions on that, feel free to let us know what you think as far as the vibe that you get from Miramar Beach.

Now, just to talk a little bit about the home prices in Miramar Beach. If you're wondering just based on these sales from the last quarter of 2022. The average sales price for a single family home with 3-bedroom, 2-bathroom, was, again, the last quarter of 2022 was $1,389,855. Now, the lowest sales price for a single family home in Miramar, the last quarter of 2022 was $449,900. But the highest, the highest sales price was $2.6 million. So, now if your budget is anywhere between 449 and 2.6 million, your golden, you'll find just something good in Miramar Beach. But, yeah, you could see how wide that that price range is. If you're more so interested in the condo sales, the average sales price for a condo in the last quarter of 2022 was $681,386. And that's for a 2-bedroom, 2-bathroom condo. Now the lowest price, the lowest sales price for a 1-bedroom condo was $315,000. And the highest was $2,260,000 and that's for a 3-bedroom for that 2.26 million dollar one. It's for a 3-bedroom, 3 bath condo that had, of course, beautiful beach view in that unit, that particular unit was sold at the Grand Dunes Condos.

So again, there's a wide range there depending on what you're looking for and the location, amenities that you're requiring your spot to have. That can really just play a big factor into the pricing. But if you want to keep it simple, keep it very low, again, the lowest price for condo sold was $315,000. And again, that was just for a one bedroom, but it's something. It's still a piece of paradise. Right? But, yes, I just want to share that information for you if you're curious about what the prices were. They're still about the same right now here in the beginning of 2023.
